Real estate is like walking up hill,

Real estate is like walking up hill,

Or, pushing a big ball or rock up hill.   When we first come into the business we are starting out walking straight up hill or at least it seems as though we are.  We have no business and are wondering where to go to get it.  As we continue to head up the hill we find out how out of shape we are.  Huffing and puffing, struggling to even make it half way up the hill.

We listen to our office trainer and/or our mentor and go about doing what they suggest.  Maybe, they tell us to exercise to make the walk a little easier.  So we begin to farm a geographic area, work with FSBO's and expired listings.  Maybe, we go to the office broker/manager and ask for some of those orphan files they have.  Then the business slowly begins to get a little better and the walk is not a huge struggle.  Hmm, we begin to think maybe this exercise isn't as bad as we thought it would be.  As a matter of fact, as we get into shape we start to really get busy and then..........we stop exercising.  We get out of shape again and lose momentum.  The business starts to fall off and then it stops, OUCH. 

Now we start this trek back up the hill, only this time the hill has a different path and those things that we used to do is harder and at times  may not work at all.  We find that now we have to do different exercises than before.  We are finding things to be rougher than they were when we first came to this hill.  We now have experience and insist that what we did before will work at the base of this hill.  But, it doesn't now what?  Do we change or do we keep on doing what we have been doing?

I would suggest that we take this last quarter of the year and look at our current business plan, if we have one, and make adjustments to finish the year with at least a closing and begin the new year with some business.  Then, start work on your business plan for 2009.  Let me encourage you to keep on exercising and maybe start a couple of new exercises to better your conditioning to make it to the top of the hill next year and stay there.

You're right. It is time to go back to the basics and work to make contacts and find those leads rather than wait for them to come to us.

What an entertaining and interesting post, and very very true. I just completed my first year and man was it ever a trek uphill. I suppose the moral of the story is to never lose the momentum once you gain it!

Exercise is good for the body.  And the slower times means more time to pursue some of those designations and update our marketing materials.  The key thing is to use this time productively.

We do have to get back to basics and do those things that got us to where we are or were.  In addition we need to look at our business in a new light too.  What may have worked 5 years ago may not be the way it will work today.

You are correct , once we begin to pick up momentum we need to keep the ball moving.  It is always harder to get it rolling again than it is to keep the ball going.

Hi Don.  Like the post.  The market has changed.  I don't think the marketing needs changed.  Perhaps added to.  Done more of.

You're right the market has changed and I think that along with that change there is a need to analyze all of our marketing to see what is working and what is not.  There may be something that we are doing that is costing us money and not giving us any ROI at all.  So we need to ask a very simple question, keep it or delete it.

Hi Don-what a great post and sorry I haven't been by lately...we have to continue if we want to make it 2009.  Business planning is so important...and sometimes really overlooked...if we plan for vaca's why would you not plan for business...I see it happen every day..

p.s.  You got to push that rock hard OR it may fall on ya! :)  Yes, I am pushing damn hard..harder than ever..don't want to take those steps back until I really need to...r

We do need to do business planning now more than we have in the past 5 years.  That does not go without saying, we should have been doing it then too.  It is important to us as independent business people.  Can you imagine what Wal-Mart would be if they didn't have a business plan?
