WHAT A WAY TO START A PHONE CONVERSATION...

You don't know me but, we talked about a month ago in your office when I was complaining about the service that I did not receive from another agent in your office.  Remember they stood me up and I am a very busy person and you seemed to be such a nice person.  Oh, by the way, I thought that real estate agents were always in the office working.  When can I sit down and talk to you about my needs?

Me, Yes ma'am I do remember you and thank you for remembering me and calling back.  Could you tell me just a bit about what it is that you are looking for?  I will go to work looking for the properties that will meet your needs so when we get together we will be able to review what I have found.

Buyer, yes I will be glad to tell you just a bit about what I need.  She goes on to list just a very few of the items including price that she would like to have.

Me, I have time tomorrow to meet with you

Buyer, Oh no, that won't work but, I am available to meet day after tomorrow.

Me, That's good I have time then to meet with you then.  And we set the appointment.  Now I am in the office for sure.

So all of you know what is coming next, that's right the buyer doesn't show up and no phone call to cancel.

Mr. & Mrs. Buyer, I really appreciate the opportunity to work with you and always look forward for that opportunity.  But, not all real estate agents are ALWAYS in the office.  Even though the National Association of REALTORS® would have you think that we are. 

First of all we do not get paid a salary that would afford us the opportunity to sit in the office and field phone calls as they come in.  We are commissioned sales people and are paid only when we have a closing.  That means that we have to MAKE the phone ring.  This is done by doing things that would have us outside of the office.

Second, We could be out with a client that would like to see homes like you will once we determine what it is that you need and want.

Third, We could be out listing a property or doing a listing presentation.  This is something that cannot be done in the office.  We need to see the property and help the seller determine the value of their home.  Remember that a home that is priced correctly will sell much faster than those that are overpriced.

Fourth, We could be with our buyer or seller at the closing of their home.

Or we could be out face to face with potential buyers and sellers to see where we could help them achieve their next level in homeownership.

So as you can see there are times that we will not be in the office but that does not mean that we don't want to meet you when you come into our place of business looking for someone to help you buy or sell. 

Give me a call anytime, 314-954-6775, to schedule a time for us to sit down to talk about your needs and I will make sure that I am in the office or I can meet you at your home if you are thinking about selling. 

Please remember to call me if you will be unable to make our scheduled appointment, I understand that things come up and you may have to cancel and I will do the same for you.  Let's not leave each other wondering.  I promise I will be considerate of your time.

I think that it bothers me more when an agent pulls this with a showing or even giving feedback on a showing.

Don, why people don't have common sense and respect each other with their time ALWAYS amazes me. If they cancel you meeting without telling you, they are probably not someone you want to work with.

I don't get stood up too often.  It's a good idea to call a couple of hours before show time to make sure they're still on - yes, I know.  They should have the courtesy to call.  But I'd rather make the gesture and maybe not wasted time waiting for them to no-show.

Confirm your appointments.

If I have the slides doubt that my appointment will not show up, I call to confirm.

It has saved me a lot of time and energy.

Don~ It is a good thing it doesn't happen that often.  I too usually call and confirm a few hours a head and make sure they are still coming.  Sometimes "common" courtesy isn't always common!

I agree with you.  The sad part of this whole story is the buyer pulled the same thing that the was complaining about with the other agent and how busy they were.

I don't get stood up too often either and didn't expect it here because she was complaining about the very thing that she pulled.  Go figure.

Hi Don,  When a person doesn't show up, instead of getting angry or dropping them I always call and ask if they are okay.  Sometimes they have a good reason sometimes they just forget.

If they say I am fine why do you ask I respond with oh we had an appointment and you missed it, I thought something might have happened.

Yup, reminds me of making an appointment to show a home at a time to accomodate the husband and wife's schedule.  I was there at 5:30 am sharp -- that's right, no typo, AM as in morning.  By 5:45 they were not there.  I managed to get a cell single -- had to walk around in the dark -- no street lamps in the country -- pitch black outside, and called them.  Oh, they decided that they didn't want a 2 story house after all.  And you couldn't call me last night to cancel?  "Oh" was all she said ! ~ Evelyn

I have never shown property that early in the morning but, I have talked with prospects that early.  They were surprised to hear me answer the phone that early.  I set my lockboxs to open at 9am and not work at 9pm.

Hello Everyone Yes I always try to call a couple hours ahead of time to make sure the people are coming or if I am going there to make sure we are on. With the price of Gas these days I don't want to wast any for sure..I also like to meet people that are buying at thier homes as well. It helps me get a good idea of what they are looking for and why they are wanting to move..

I agree and do try to call the person I am meeting, in this case we were to meet at the office.  It cost me the opportunity to do other things and a few grey hairs.
